<p class="ql-block"><b style="font-size: 20px;">各位金地艺境的业主朋友们大家好！我是一直服务与金地艺境名匠家装的小陈，也是你们的老朋友了😁，很高兴可以再次跟各位业主朋友分享美篇</b></p><p class="ql-block"><b style="font-size: 20px;">转瞬即逝，金地艺境二期现在也是临近交付，小陈也是总结了一下交房后关于验房的一些小知识</b></p> <p class="ql-block"><b style="font-size: 20px;">1、入户门检测</b></p><p class="ql-block"><b style="font-size: 22px;">入户门检测标准：首先看门表面是否有刮花和破坏，其次看门框的平整度，以及密封性能，门锁开关是否卡门，门框架内是否灌浆饱满</b></p><p class="ql-block"><b style="font-size: 20px;">入户门品牌规格是否与合同约定一致，门扇有无划痕、凹痕等破损现象，安装是否周正，门框填嵌密封是否到位，开启是否灵活、有无异响，锁具把手是否牢固，配件安装是否齐全，如猫眼、装饰盖、锁孔片、防撞条等</b></p> <p class="ql-block"><b style="font-size: 20px;">2、门窗检测</b></p><p class="ql-block"><b style="font-size: 20px;">室内门窗，查看窗户密闭性如何，玻璃是否完好，密封胶、密封条、配件是否齐全，比如防脱落装置、防碰器、压条拼接。另外，看玻璃是否符合安全玻璃管理规定</b></p> <p class="ql-block"><b style="font-size: 20px;">第二个方面，就是在检查新房的门窗玻璃是否有破损。窗框是否有变形。</b></p><p class="ql-block"><b style="font-size: 20px;">在门窗检查方面，最主要的就是检查门窗的轨道是否顺畅</b></p> <p class="ql-block"><b style="font-size: 20px;">3、电路检测</b></p><p class="ql-block"><b style="font-size: 20px;">配电箱内配置是否依照购房合同设置有应有的电气配件，配电箱安装是否牢固，位置是否正确、端正等</b></p><p class="ql-block"><b style="font-size: 20px;">开关和插座是否正常工作，建议用专用检测仪器检测</b></p><p class="ql-block"><b style="font-size: 20px;">检测强电箱空开控制情况</b></p><p class="ql-block"><b style="font-size: 20px;">检测弱电箱和可视对讲线路接入</b></p><p class="ql-block"><b style="font-size: 20px;">检测插座电路</b></p> <p class="ql-block"><b style="font-size: 20px;">用相位测试仪显示测试此插座是否正常</b></p> <p class="ql-block"><b style="font-size: 20px;">弱电：查看弱电是否入户，是否有线</b></p> <p class="ql-block"><b style="font-size: 20px;">4、墙面检测</b></p><p class="ql-block"><b style="font-size: 20px;">用事先准备的空鼓锤轻敲或者扫墙面和地面，仔细听声音，如果听到比较清脆的声音，需做上记号，行业规定空鼓范围不超过20c㎡，超过需报开发商整改</b></p><p class="ql-block"><b style="font-size: 20px;">墙面抹灰层空鼓检测</b></p><p class="ql-block"><b style="font-size: 20px;">发现空鼓在墙面标记好</b></p><p class="ql-block"><b style="font-size: 20px;">地面找平层边角空鼓检测，如有发现同样做好标记</b></p> <p class="ql-block"><b style="font-size: 20px;">顶面检测</b></p><p class="ql-block"><b style="font-size: 20px;">肉眼查看顶面是否有开裂，房顶和墙面阴阳角线是否水平和垂直</b></p><p class="ql-block"><b style="font-size: 20px;">肉眼查看顶面是否有裂痕</b></p> <p class="ql-block"><b style="font-size: 20px;">5、管道和水路检测</b></p><p class="ql-block"><b style="font-size: 20px;">检测进水管、排水还有下水，检查是否渗漏和牢固，下水是否通畅，应该布置下水管和地漏区域是否有安装</b></p> <p class="ql-block"><b style="font-size: 20px;">6、防水检测</b></p><p class="ql-block"><b style="font-size: 20px;">主要看厨卫还有阳台区域，具体看是否有渗水漏水现象，以及靠外墙区域、窗户沿台是否水渍</b></p><p class="ql-block"><b style="font-size: 20px;">7、其他检测</b></p><p class="ql-block"><b style="font-size: 20px;">包含预留排气孔、空调孔，燃气管道等是否有安装和预留出来..等等</b></p> <p class="ql-block"><b style="font-size: 20px;">交房时间应该是下个月的20号</b></p><p class="ql-block"><b style="font-size: 20px;">到时候小陈也可以为业主提供免费的验房服务</b></p><p class="ql-block"><b style="font-size: 20px;">欢迎各位业主进行联系</b></p> <p class="ql-block"><b style="font-size: 20px;">金地艺境还有不到一个月交房，如果您正在考察装修，或者您近期有开始了解装修，都可以与我进行联系，优质的设计方案都准备好了</b></p><p class="ql-block"><b style="font-size: 20px;">小陈的微信就在上方的二维码🔝</b></p><p class="ql-block"><b style="font-size: 20px;">小陈的电话号码：15575950611</b></p><p class="ql-block"><b style="font-size: 20px;">欢迎各位业主联系哦</b></p>
